A Real Estate Appraisal is a necessity to buying or selling your home. It allows the property transactions to occur among the buyer, seller, real estate agent and mortgage lender. An Inspection will be required if the home you are purchasing is an investment property requiring rehab, or if the Appraisal is for new construction.

By law, an appraiser must be state licensed to perform appraisals prepared for federally related transactions. Also by law, you are entitled to receive a copy of the completed appraisal and/or inspection report. Keep in mind, the Appraiser/Inspector is obligated to send the completed report to your lender. You must obtain a copy of this report from your lender. This is how we will project the value of the property. We will NOT, under any circumstances, give you or your lender a "verbal guess" and will NOT send a copy of the appraisal directly to you.

To expedite the Appraisal & Inspection process, it is required to have these documents sent to us prior to scheduling your appraisal.

• Executed Sales Contract or Agreement
• Completed Scope of Work Form (for Rehab & Repairs)
• Plans and/or Blueprints (for New Construction Appraisals, Floor Plan Changes or Additions)
• Notarized Draw Affidavit when ordering an Inspection for a draw.

Please make sure all documents are easily readable. If you provide us with documents that have been faxed numerous times, we may ask for new documents, which will delay the process.

We've made it simple for you - At Integrity Appraisals & Inspections, we try to make this process as seamless as possible.

Simply click on "Order an Appraisal", or "Order an Inspection", fill out and submit the online form and attach your Executed Sales Contract. If you are ordering an Appraisal & Inspection Combo, you will also need to complete our "Scope of Work" form and submit it to us. This form will be sent to you via email, after we receive your online request form. Once we receive all required documents, we will schedule your appraisal or inspection and notify you of the cost. You will be notified by email of your confirmed appointment.

We recommend you pay for your service with a credit/debit card. This will minimize any delay in scheduling your requested service. We do accept check payments "at the door", but this will delay the process, as your check must clear before your report will be released. Credit card information can be included on our secure order form or if you prefer, you can call us and we will take your payment information over the phone.
